The web is responsible for a large part of my buyer business. The key with web leads is keeping in contact with the buyers until they buy a home (more on that later).

I have many past clients who know me as their real estate professional and
refer their friends and family to me when buying a home. I also do ongoing
marketing to them.

The Homes Magazine –
this is
the book that markets local real estate and are everywhere around town for
potential buyers to use when looking for a home.

Realtor, Arrow and Info Line Signs
–
There are advantages of our Realtor sign with the Breland Group brand in
your front yard. Because the Breland Group brand is recognized by buyers who
know they will be talking to a professional when they call our signs. We put
up multiple arrow sings directing buyers from main roads. The key with my
sign is having my cell number available to answer buyer calls. If buyers
call after hours or don’t want to talk
with a sale person they
can visit my website and send me an email directly.

Direct mail “Just listed” and “Just Sold” post cards –
When we list and sell a home we send a just listed or just sold post card to
neighbors and potential buyers. We customize the message to potential buyers
and select owners who may want to upgrade their home. When we do get a buyer
from this source they are usually ready to buy and very interested in the
home.

Targeted marketing --
All this marketing is
great, yet if it does not go to people looking for a home it is useless. We
select the marketing that goes to the buyers ready and able to buy.

Many agents are competing for the same buyers. There are many homes to sell
and few buyers for them. The market is very competitive and buyers have many
options. I sell a lot of homes to buyers who have worked with multiple
agents prior to me. What is the compelling reason for them to use me? I
follow up and stay in contact till they
buy. This is the difference
between me and the standard agent?
Most agents only follow up with now business. Meaning if the buyer isn’t
buying within a few months they lose track of them and never sell them a
home.
I am very aggressive with following up and keeping in touch with buyers
until they buy. I have invested in a great follow up program that keeps
track of these buyers even if their buying in a few years. With this program
in place we are able to easily send direct mail, emails, and call them on a
regular basis providing them with information till they buy.
This is a benefit to you because I have a pipeline of buyers buying homes.

Home Feedback is one of the most important jobs your agent provides
If you never know what a buyers
honest opinion is there’s no way you could make changes that may be stopping
your home from selling. How I provide you with feedback will allow you to
receive feedback quickly and sell your home for more money.
I send all agents an email form
requesting feedback on their showing of my properties. This type of request
nets an 80% response rate from agents.
